Preparing to Sell

There is a lot you can do to increase the appeal of your property and create a lasting impression on potential buyers.

What To Do To Prepare:

In preparing your home to sell, ask yourself over and over if your house looks like someone else’s dream home. Houses in move-in condition tend to be inviting to buyers; houses that are like new typically sell the fastest and procure the best price. With that in mind, here are a few things to consider when getting ready to sell:

1. Exterior.

Make sure to mow the lawn, rake the leaves, trim trees and shrubs that keep light out of the house and remove any dead plants. Replace broken or missing roof shingles and straighten and clean the gutters and downspouts. Clean all windows, mend and torn screens and repair any broken steps and walkways.

2. Interior.

Step back for a moment and take a look at your home as if you were seeing it for the first time. Every room should be cleaned, dusted and uncluttered. Have the carpets cleaned and floors waxed. Wash all windows and light fixtures and tighten any loose stair railings. If you feel like the cleaning is better left to a professional, ask your real estate agent to recommend a cleaning service.

3. Entry.

Use bright light bulbs in the foyer and throughout the house. Fill the house with a pleasant scent.

4. Living Room.

Replace the carpet if it is worn. Open all curtains and add lamps and lighting if the room is dark.

5. Kitchen and Baths

These rooms should sparkle! Clear off the counters and clean all appliances and fixtures. Scrub the floors and re-caulk tubs and showers as needed.
